The legal framework in Brussels: what we check for you

- Valid EPC (PEB) certificate, with its rating shown in the listing and in the lease
- Registration of the lease within two months of signing
- Rental deposit within legal limits (2 months’ rent in a blocked account, 3 months for a bank guarantee)
- Joint check-in inventory carried out by an independent expert and attached to the lease
- Annual indexation upon written request, with the correction factor that applies to leases signed before 14 October 2022 for EPC ratings E, F and G
- Compliance with safety, health and equipment standards (smoke detectors, electrical and gas installations)
